NRAS Information

Some of our properties are rented under the National Rental Affordability Scheme (NRAS).

If you are an existing tenant in an NRAS property or are thinking of renting an NRAS property, you should be aware of the additional reporting requirements.

In-going NRAS Tenant

You must meet the NRAS income criteria (for the past 12 months) specific to the make up of your household. Additionally, you will need to provide, at sign-up, income and demographic information.

Existing NRAS Tenants

Tenants must provide household demographic information and details of their income for the past 12 months every lease anniversary date. Typically, this includes:

 

Tenant Demographic Assessment form (TDA)

This will be sent to the tenant for completion

Income evidence including:

  • All Government payments (Gross amounts to be shown – this can be printed or screen shot from MyGov/Centrelink Online or obtained from a Services Australia Office)
  • Payslips (particularly those showing year to date balances at the end of financial year)
  • Bank Statements

The definition of “income” includes:

  • Government payments (gross value of all payment types)
  • Employment income
  • Superannuation income
  • Investment income
  • Regular family support
